​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​​Brampton’s older mature neighbourhoods have developed with unique characteristics and identities that continue to attract residents. As they evolve and change, it has become increasingly important to preserve and enhance these unique identities – in other words, to manage change.

City Council has introduced additional standards to ensure that proposed single dwelling additions, replacements or new dwellings of 50 square metres or greater and detached garages (of any size) within the Mature Neighbourhood areas are compatible with the existing character of the surrounding area.

If your proposed addition or new/replacement dwelling is 50 square metres or greater in floor area, you will require Site Plan approval prior to applying for a building permit.

Site Plan approval involves the review of your plans and drawings to ensure that the massing, scale, setbacks, height and architecture of your proposal are compatible with the existing character of the neighbourhood.

Smaller additions, less than 50 square metres, do not require Site Plan approval. A building permit is required and the proposal must comply with the Mature Neighbourhoods provisions and other requirements and restrictions of the Zoning By-law.

Applications for Site Plan Approval in a Mature Neighbourhood Area follow the steps outlined in Appendix D in the Site Plan Guide.​

Applications should be submitted to the Planning Division on the 3rd floor of City Hall, at 2 Wellington Street and must include:

  • Completed Site Plan Ap​plication form (fillable)
  • Payment of fee (see page 11 of the application form)
  • Requested drawings (paper and digital pdf versions)

Site Plan Drawings

  • Title of plan and municipal address
  • Scale and north arrow (NOTE:  All scales and measurements shall be in metric units only)
  • Summary statistics showing the lot area, lot coverage, gross building floor area (existing and proposed), and floor area to be demolished
  • Location and dimensions of all existing and proposed buildings and structures, including any sheds, gazebos, decks, pools, etc
  • Building setbacks to all lot lines
  • Location and size of existing and proposed trees and shrubs (if applicable)
  • Location of all hard surface walkways and driveways
  • Location and details of easements
  • Location of existing and proposed service lines (i.e. gas, water, sewer)
  • Location of temporary construction and material storage

Elevation Drawings (for each side of the house)

  • Type and colour of external building materials
  • Roof slopes
  • Building dimensions

Floor Plan Drawings

  • Dimensions for each room and space
  • Use of rooms and spaces

​Applications for building permit may be submitted if:

  • Your proposed construction complies with the Zoning By-law (or a variance has been approved); and
  • Site Plan Approval has been obtained (if required) – 2 sets of your Site Plan Approved stamped drawings mus​t be submitted together with the building permit application.
